Investing History

We have been investing in real estate since 2020 with the purchase of our first single-family rental home.

Radius Apartments 

Radius is a 118-unit apartment complex located in Norman, OK acquired in September 2024.  It is walking distance to the University of Oklahoma.  Radius is stable component of Golden Rules' portfolio.  This property is owned as part of a syndication and is performing well relative to the original business plan.

Fayetteville, NC Single-Family Rentals

We currently own five SFRs in Fayetteville.  The Fayetteville market was chosen​ for its stability.  With Fort Bragg, Fayetteville is rooted with a strong military presence which provides a strong renter tenancy.  Although this market is typically categorized by strong cashflow, it has also benefited from strong appreciation which has been a blessing.

Financial Freedom with Real Estate Investing Podcast

Derrick had the privilege of recording an episode of Financial Freedom with Real Estate Investing with Michael Blank.  Michael's podcast and best-selling book are the reason Derick began his journey into the world of investing in larger multifamily properties through syndication investments.

Our discussion focused on my initial investments, why did I choose to pursue multifamily investments, and my new book, Real Estate for Engineers.

November 2025

Radius Check-in Visit

The management team visited the property in November to review business plan progress and discuss future capital expenditures.  At the time of the meeting, there was only one unit out of 118 that was available to be

toured.  Having a full

property is evidence

of our strong property

management team.  We

reviewed the size and

location of the new dog

park that is being installed.

​

Overall, the property looks

great and is performing

well.  Implementation of

the business plan is going

well and is ahead of schedule.

​​​​​​​​​​​After touring Radius, I toured several properties in the DFW metro.  The current market has many good opportunities for sale.  It was good to put my own eyes on various cities.  The DFW metro is huge and each city and neighborhood has its own style and vibe.

July 2025

Real Estate for Engineers

In July 2025, Derrick published his first book.

​

Real Estate for Engineers was created to share the knowledge and experience of investing in real estate that Derrick had gained since beginning in 2020 with the hope of encouraging others to take that leap on their first investment.

​

This book is full of powerful resources that investors need to be successful and stories of several investment deals, including actual performance data..

November 2024

Radius Check-in Visit

Shortly after acquisition, I visited the property to assess the situation and coordinate with the property management team on current projects, including the water reduction project and repair of seven roofs.  The roof repairs were funded from insurance proceeds that were negotiated as part of the purchase agreement.  So, we have several new roofs that were paid for by the insurance company proceeds.  We also had large tree collapse event that needed to be addressed.

Radius Apartments Purchased

Radius is a stabilized 118-unit apartment community located less than a mile away from The University of Oklahoma in Norman, Oklahoma. 

Highlights:

  • assumed an existing SBL loan with a low 3.65% rate

  • 3-year business plan, including adding value by increasing NOI with moving rents to market, improving occupancy, adding other income (amenity fee) and reducing expenses (water reduction)

  • cost segregation to improve tax benefits for investors

  • stable at acquisition and
    improved within year 1 

  • limited CapEx required
